Professional Commercial Inspections in Ohio
If you’re buying, leasing, or maintaining a commercial property in Ohio, a commercial inspection gives you a clear, documented picture of the building’s condition before you sign. InsideOut Inspections provides InterNACHI-certified commercial inspections across Northwest Ohio, covering structural, mechanical, electrical, and safety systems so you know exactly what you’re taking on.
What's Included in a Commercial Inspection
A commercial inspection from InsideOut Inspections is a top-to-bottom review of the property’s condition, not a quick walkthrough. We document what we find with photos and clear explanations, so you can make an informed decision. That way, you can negotiate repairs, budget for future maintenance, or walk away.
Site and Exterior Assessment
We also assess the parking lot and drainage, exterior walls and facade, signage attachment points, ADA-related accessibility features, and site grading. These issues are easy to miss but expensive to fix later.
Building Systems We Evaluate
We check the roof, HVAC systems, plumbing, electrical service and panels, fire suppression and life-safety systems, structural elements (foundation, framing, load-bearing walls), and interior finishes for signs of damage or deferred maintenance.
What Is a Commercial Building Inspection?
A commercial building inspection is a comprehensive, non-invasive evaluation of a commercial property’s physical condition. A qualified inspector examines the building’s major systems and structural components. Then, they document the current condition and flag any deficiencies, safety concerns, or areas that may need repair soon.
Think of it as a health checkup for the building. Just like you wouldn’t buy a car without having a mechanic look under the hood, you shouldn’t invest in commercial real estate without understanding what you’re getting.
Commercial inspections are commonly performed during the due diligence period of a real estate transaction in Ohio, but they’re also valuable for property owners who want to plan for maintenance, budget for capital improvements, or prepare a building for sale. Commercial inspections require specialized training, experience, and equipment that go well beyond what’s needed for a typical home inspection.
Who We Help
Commercial property buyers are the most typical clients, but they’re far from the only ones. Here’s who benefits from a professional commercial inspection in Ohio:
- Real estate investors and developers evaluating acquisitions or repositioning opportunities
- Business owners purchasing or leasing a building for their operations
- Property managers conducting baseline assessments or planning capital expenditures
- Sellers who want to proactively address issues before listing a property
- Lenders and financial institutions requiring condition reports as part of loan underwriting
- Attorneys and estate executors settling estates or resolving disputes involving commercial property
- Tenants negotiating lease terms and wanting to understand the building’s condition
If a commercial property is changing hands, changing use, or simply aging, an inspection is one of the smartest investments you can make.

How Much Does a Commercial Inspection Cost?
Commercial building inspections in Ohio are priced based on the unique characteristics of each property. Unlike residential inspections, there’s no one-size-fits-all price because no two commercial properties are the same.
Here are the key factors that affect the cost of your commercial building inspection:
- Square footage: Larger buildings take more time to inspect and document
- Property type: A simple office building is different from a restaurant with commercial kitchen equipment or a warehouse with specialized systems
- Building Age: Older buildings often require more thorough evaluation of aging systems and
materials - Number of units or tenants: Multi-tenant properties require inspection of individual units and common areas
- Number and complexity of systems: Properties with multiple HVAC units, elevator systems, or fire suppression systems add to the scope
- Add-on services: Additional testing
Your Commercial Inspection Report
Every report includes clear, labeled photos of each deficiency we find, so you can see exactly what we saw and make informed decisions even if you weren’t on-site.
You’ll typically have your full report the same day. It’s written for everyone involved in the transaction, from investors and attorneys to property managers, with findings organized by building system and categorized by severity.
That report becomes a key tool in your due diligence. Ohio clients use it to negotiate price, request seller credits, budget for capital improvements, satisfy lender requirements, or make an informed decision. The facts are yours; what you do with them is up to you.

Understanding Commercial Properties
Commercial real estate in Ohio spans everything from multi-unit dwellings and retail spaces to offices and restaurants, and each type comes with its own complexities. Professional inspections evaluate critical systems such as plumbing, electrical, HVAC, roofing, and foundation. Moreover, Certified inspectors provide detailed, easy-to-read reports with cost estimates for necessary repairs, so you can prioritize maintenance and make informed decisions.
Environmental safety is a priority in Ohio, with radon testing commonly included due to the gas’s prevalence in the region. Additionally, assessments like mold testing support a healthy indoor environment and regulatory compliance.
Common Commercial Property Issues
Northwest Ohio’s older commercial stock and seasonal freeze-thaw cycles create a few issues we see again and again. For example, we often find:
- Aging rooftop HVAC units nearing the end of their service life
- Roof membrane wear from ice and snow load
- Parking lot drainage that pools near building entries
- Electrical panels that haven’t been updated to match a building’s current tenant mix
In addition, we regularly find basement and foundation moisture from heavy spring rains, especially in older buildings without modern grading or sump systems. In multi-tenant properties, plumbing and electrical systems are often stretched well beyond what they were originally designed to handle. Knowing what’s common locally helps us know exactly where to look first.
