A pest inspection, also known as a termite inspection or a wood-destroying organism (WDI) inspection, is a specialized assessment of a property to determine the presence of pests, primarily termites and other wood-destroying organisms. It is commonly conducted as part of the due diligence process when buying or selling a property, particularly in regions where termites are prevalent.


Pest Inspection Requirements for Mortgage Loans
- VA Loans: Typically required to ensure no active termite or pest infestations.
- FHA Loans: Required if the appraiser notes pest evidence or if local rules mandate it.
- Conventional Loans: Usually not required, but lenders may request one if pests or damage are found during appraisal.
Even if not mandatory, lenders may recommend a pest inspection based on property conditions or local regulations. Borrowers should check with their lender for specific requirements.

Different Types Of Wood Destroying Organisms
Termites
The most significant wood-destroying pest in the Midwest is the subterranean termite. These termites live underground and build mud tubes to access wooden structures. They can cause extensive damage to wood, including structural components of buildings.
Carpenter Ants
Another common wood-destroying pest in the Midwest. While they do not eat wood like termites, they excavate galleries in wood to create their nests. Over time, this can weaken the structural integrity of the wood.
Powderpost Beetles
These beetles lay their eggs in cracks and crevices of wood, and their larvae tunnel through the wood, causing damage. They are known for leaving behind fine powder-like frass (excrement).
Carpenter Bees
Large, solitary bees that bore into wood to create nests. While they do not cause extensive damage like termites or carpenter ants, repeated infestations over time can weaken wood structures.
